The Chair called the meeting to order at 5:00 p.m.

8.1 UDC-21-002 - 22 Angels Drive - Proposed New Dwelling
Denise Horne delivered a brief explanation of the application.
Shawn Rapone, the applicant, was in attendance and spoke to the application.
General discussion ensued.
The Committee discussed the proposal.
Moved by David Anthony that the recommendations contained in UDC-21-002 - 22 Angels Drive - Proposed New Dwelling be amended as follows:
1.1 The Urban Design Committee provides comments on the design for the proposed new dwelling at 22 Angels Drive, and
1.2 The Committee is satisfied with the design and generally supported such without comment.
APPROVED AS AMENDED.
8.2 UDC-21-003 - 56 Kenmir Avenue
Denise Horne delivered a brief explanation of the application.
Phil Riley, property owner, was in attendance and spoke to the application. He spoke specifically to the challenges of the grade on the lot.
General discussion ensued.
The Committee discussed the proposal.
Moved by Dave Anthony that the recommendations contained UDC-21-003 - 56 Kenmir Avenue be amended as follows:
1.1 The Urban Design Committee provides comments on the proposed new dwelling at 56 Kenmir Avenue.
1.2 That the applicant consider the following amendments to the proposal;
- The use of the hidden garage door to mitigate the three garage doors from the streetscape,
- Camouflage the foundation beneath the hidden garage,
- Change the paving material in front of the hidden garage door to a permeable surface,
- Use of landscaping or grass in front of stair entrance to reduce appearance of driveway width, and
- Use smoke/tinted glass or fritted (printed pattern) glass railing above the double wide garage to reduce mass of stone wall.
APPROVED AS AMENDED.
